A Big Surprise greeted us. Mahsing’s 3 rooms Service Apartments called MERIDIN BAYVUE  were selling like hot cakes. Bullish sales staff said All Units priced from Rm300K were 100% sold out.

Price was raised to Rm480K. And only few units left! When these are taken prices will be further raised to above Rm600K for  the final 2 Blocks consisting over 200 units each!

Amazing! The rumour of Condo Glut in Iskandar? Not if you pay a visit to Johor MAPEX and SEE for yourselves First Hand!!

 

2) ASCENDAS TECH PARK

Almost Ready For Opening Soon. These Modern Cutting Edge Factories in Gerbang Nusajaya will be ready in December 2015. By then we will know the Leading Multinational Companies from Spore & The World over. This is The First INDUSTRIAL PARK BY SPORE GOVT With A Joint Venture with Malaysian Govt’s UEMS.

3) AUSTIN WATER PARK & NEWS OF IKEA IN TEBRAU, JOHOR BARU

At long last – Austin Water Park is now open! Another Tourist Attraction in the Bag! And Right on Target for Tebrau, Austin, Ulu Tiram & Kota Tinggi Belt – IKEA HAS FINALLY ANNOUNCED THE GOOD NEWS OF IKEA’s OPENING IN ISKANDAR in 2017.

The 35 Acres Prime Land Plenitude sold to Ikano is Finally Turning Into Another Shopping Hot Spot in ISKANDAR! Expect house prices to rise by 10% to 15% here in Tebrau – Ulu Tiram Corridor.

See the long lines of cars going into Bandar Utama’s Ikea every weekend!  Same for IKEA’s Spore in Queenstown. Wherever IKEA goes Cities Boomed!!

Expect AN INFLUX OF SINGAPOREANS TO BYPASS IKEA IN SPORE QUEENSTOWN FOR SHOPPING IN IKEA, TEBRAU. WHY? With Ringgit at only 32% of Sing Dollar Value It’s really a no brainer to shop in JB for any identical product offered in Ikea Spore.

Take Daiso in IMM, Jurong for example in comparison to DAISO at AEON Bkt Indah.

All products in DAISO IMM Are Sold at S$2.00 a piece (About Rm6.30). In DAISO Bkt Indah it is sold at Rm5.30 (after GST)

4) IJM LAND’s SEABANA COVE

This is an interesting piece of news regarding Pengerang. IJM Land has refurbished old town houses in Seabana Cove. And Dialogue among others are now renting these small townhouses between Rm5,000 to Rm6,000 a unit due to scarcity & mushrooming demand by the Massive Rm170 Billions Project in Pengerang.

With Oil prices crashing to all time lows why Pengerang’s RAPID is still moving ahead? Reason given is this. Pengerang’s RAPID is Not an Oil Producer but it is a vast complex of downstream activities for converting crude oil into useful chemicals.

It’s like this. The fishermen might be dismayed for his fish selling at low prices. Not for the restaurant selling sushi. Cheaper fish prices equal higher profit for sushi. So lower crude oil prices mean cheaper polymer ( cheaper ingredient for clothes), cheaper tar (cheaper material for highways and roads), cheaper synthetic rubber (cheaper tyre for cars), cheaper fertilizer (cheaper food),  So Cheaper Crude Oil is Actually A Blessing for Petronas RAPID – From Oil Comes A Thousand By Products Which We Must Use Daily.

No Wonder many companies are “RAPIDLY” Rushing to set up Factories in Pengerang’s RAPID. Expect an influx of 70,000 people into Pengerang Region.

5) BAYU ANGKASA HIGH RISE CONDOS IN NUSA BAYU

Over in Nusa Bayu the 2 storey houses sold in year 2012 to 2013 around Rm260K are now all completed. Market prices are around Rm460k to Rm500K a unit. These houses are 20×60′ to 20×70′.  Rental started at Rm1,200 and moving up to Rm1,500.

Just across is  UEMS’ SILC Green Tech Commercial & Industrial Zone. NusaJaya Square & Tiong Nam’s Factories are finally completed. Many other Factories & 3 storey shophouses are completed and near completion. The Boom will shift here in one to two years’ time  from Bkt Indah before moving South to Medini Zone in 3 to 5 years’ time.

And UEMS is now offering its last and final phase of Condos priced around Rm400K called BAYU ANGKASA.

Note: In this latest Mapex 2015 Denia Development is absent. Why? Denia’s Nusantara Prima has only a limited units of 2 Storey 24×70′ Super Link Houses for Sale. At Rm550K a unit in such strategic location they are real bargains. REAL VALUE FOR MONEY!

Denia Development still has a few remaining plots for High Rise Condos & possibly some commercial shops left. So better grab those landed 24 feet wide by 70 feet long double storey Super Link Houses before they all all gone.

6) LATEST MYDIN HYPERMARKET OPENED IN TAMAN PELANGI INDAH, ULU TIRAM.

Another Plus for Tebrau – Ulu Tiram Belt. MyDin Hypermarket has finally opened here. Recently, AEON TEBRAU CITY has Added A Multi Storey Car park just next to it. And nearby will be Ikano’s IKEA Store coming up in year 2017. Pelangi Bhd will be taking this growth opportunity to launch 3 Storey Shophouse (Just Opposite Mydin Hypermarket) in Taman Pelangi Indah.

Things are now catching up in Ulu Tiram Area soon. House prices in Ulu Tiram are still selling far below other parts of Iskandar. Recently, 17 low cost houses in Taman Nora, Ulu Tiram  came out for JB High Court Auction. All 17 units were snapped up! Another 17 units of a Foreclosed Builder will again come out for JB High Court Auction in this once God forsaken Taman Nora – reserved prices start from as low as Rm45K a unit. Auction on end November 2015 – only days away.

7) MIDAS CONDO – Bandar Baru Uda – Taman Perling Belt

Midas the latest Condo launch in Perling Area witnessed the feverish sale of low priced units at below Rm300K a unit. All units below Rm400k a unit all sold. A good surprise indeed. These “bread and butter” units are in hot demand in a market with so many High Rise High End Condos! Perling’s Forty Five Shops are now All  Sold Out. New Businesses are fast moving in – among those are TAXISI Dim Sum Restaurant, A quaint Japaneses Restaurant, a maternity hospital, a 24 hour Fruit Supermarket (Very Great Bargains on offer) This Fruit Store is Unique. They not only retail – The Boss also wholesale its own fruits grown in its own plantations in Pontian, Melaka, Muar, Kota Tinggi and Desaru.

No wonder they sell so cheaply!

And doors away is a New Hong Leong Bank in Taman Perling.

Just beside Perling Mall is the CW6 Bus Station. With City Link Buses Connecting Directly into Spore’s Jurong Point & Jurong Easr MRT Station. And Right Across Perling Mall is the latest Upcoming 17th Storey Tall HOTEL Called “THE AMERIN” – possible opening in first half of 2016.

One day Mr. Tan Pao, the champion landlord of Iskandar with 200 houses brought me to see a HUGE BIG BLUE NATURAL LAKE in Bandar Sri Alam. It is indeed a sight to behold! Hidden away a short walk from the road to Sri Alam’s University is a Mountainous Outcrop. And dropping down over 300 feet is a PURE DEEP BLUE LAKE OF IMMENSE SIZE.

Tan Pao exclaimed, “PERFECT PLACE FOR A HOLIDAY RESORT!!” Ideal for building holiday chalets facing the Refreshing Lake. Build a bungee jump. Add water sports! This perfect picturesque spot is an amazing discovery indeed! Who are the owners? What are their plans?
