SUPERIORITY OF LANDED PROPERTY OVER CONDOMINIUM FOR LONG TERM INVESTORS

7 REASONS:

1) GREATER LONG TERM APPRECIATION

A double storey house was tenanted for rm550 in Kuala Lumpur while a similar priced condo was rm1000(after deducting monthly charges of rm250,  net yield was rm750}. The prices of both the landed and condo were about rm120k It seems that the condo is the better investment.

The year was 1983. Fast forward to now 2013 — 30 years later the price of the condo has doubled, but the price of the double storey has crossed rm500,000! Far superior than the condo price gain!

2) LIMITED LAND, UNLIMITED AIR SPACE.

Man cannot create land but can create taller and taller buildings. A 5 storey apartment could make way for a 50 storey condominium.  The underlying value of the real estate is the land itself. Any  structure built on it could be changed at will by the owner.

However “the earth abideth  for ever { Ecclesiastes 1:4}”. That’s why it is called REAL ESTATE.  As land becomes scarce like Singapore, anyone who has a better idea to make the best use, to create the greatest value possible for the land will take it enbloc at the  highest price AND REDO, REMAKE IT FOR EVEN HIGHER VALUE.

3) ISKANDAR IS NOT PENANG, KL, S’PORE OR  HONG KONG.

ISKANDAR is 3 times the size of Singapore. And Iskandar is only  20% of JOHOR. Encompassing the State of Johor is Batu Pahat, Kluang, Mersing, Pengerang, Pontian & Kukup. That’s why relative to KL, Penang, Singapore & Hong Kong land is considered very cheap here. The best investment therefore is in landed properties in good locations.

Prices have gone up somewhat. But remember prices were down for 12 very Long years – 1997 to 2oo9. Only started to recover in March 2010. After all others have peaked and crashed,  PROPERTY PRICES IN ISKANDAR WILL CONTINUE TO RISE HIGHER AND HIGHER IN THE FORESEEABLE FUTURE. Down for 12 very long and wearying years – it has been up for only 3 exciting years.

THE BEST IS YET TO COME. WHEN THE 1St MRT TRAIN ROLLS INTO JOHOR FROM WOODLAND. THE BUYING FRENZY WILL CAUSE PRICES TO GO INTO THE STRATOSPHERE! That’s in 2019/2020 – 6 more years away. Prices will go   ballastic and will  overtake even KL & Penang!

4) THE UPBRINGING OF ISKANDARIANS

Unlike most Singaporeans who are born and brought up in HDB flats or Highrise condo , most migrants to Iskandar were from the kampungs or from smaller  towns in the state of Seremban,Melaka, Muar, Perak, Penang Mainland, Pahang, Kelantan.

The majority of them were brought up in landed property. As the pattern goes, the poorer masses  go for low cost houses, not low cost flats, medium cost houses over medium cost apartments and for high-ends?

Well, as a natural extention of their inborn preferences they will go for  LANDED PROPERTIES  over High-end Condominiums in Iskandar. For Singaporeans who intent to buy High-end condos — be prepared to stay there yourselves or use it as a weekend home.

5) COMPLETE FREEDOM

The owner of a landed property in Iskandar can choose the colour of his house. He can change the paintwork anytime he decides. Not so the owner of a condo. He must have the collective agreement of the entire condo dwellers or the appointed committee only once every 5 to 8 years.

And he must subscribe to the majority vote for the particular color that they choose. Here individual decision cannot be enforced – freedom is curtailed. In worse case scenarios dishonest committee or management siphoned off money and provide low quality services.

The owner of a Landed House – be it terrace, semi-detach, cluster or bungalow is the king in his castle!

6) ROOM FOR EXPANSION – Outward & Upward!

At the moment we are remodeling a 3 rooms 2 baths 2 storey semi detached house into a 10 rooms 9 baths house.

By imagination we can create a lot of things with landed property.

We can add rooms, build a lap pool, build additional car parks, create a koi pond and etc, etc. As Albert Einstein says, “Imagination is more important than knowledge.”

7)  LIMITED SUPPLY – UNLIMITED DEMAND!

Mark Twain once said, “Buy land, for they don’t make them anymore.” According to the Bible, one characteristic sign of  the end time is to look at Noah and Lot. Jesus mentioned the days of Noah as a time “WHEN MEN BEGAN TO MULTIPLY ON THE FACE OF THE EARTH {Genesis 6:1) It was a time of population explosion on planet earth.

The world will march on to 10 billion people, then 100 billion, then a trillion! I shudder at the thought. But land is limited. Like Tokyo and Hong Kong, Iskandar will one day be fully populated. Prices here will skyrocket indeed!

The discilples asked Jesus, ” Tell us..what shall be the sign of thy coming, and of the end of the world?. It will also be more in its intensity.  Earthquake in Kobe 1995, Earthquake in Sumatra 2004 that caused the Great Tsunami and in Japan again the Tsunami that hit Fukushima nuclear facilities. Thank Almighty God that Iskandar is away from the earthquake belt – away from the pacific ring-of-fire.

Free from tornado, earthquake and tsunami,  thousands of Japanese are migrating to Taman Molek in Iskandar, Johor for this reason. Iskandar is really the Best Kept Secret In The World.  If you are intending to travel to any earthquake prone region for work or pleasure, our advise is to take utmost care.

As more and more people Discover the SAFE SHELTER  of Iskandar (Iskandar is quite a flat piece of land) they will migrate

here to invest, live, work and play.

PREDICTION OF A VERY VERY BIG EARTHQUAKE (Revelation 16 : 18 – 20).

At the VERY END OF TIME the BIBLE predicts a FINAL  GIGANTIC  EARTHQUAKE  ON  PLANET EARTH:-

This will be the Mother of All Earthquakes – more powerful than the 2004 Sumatran Earthquake that triggered the widespread tsunami that hit Indonesia, Thailand,  Penang, Kedah, India, Sri Lanka, the Maldive islands and even parts of Africa.

This coming future earthquake will be many more times in its intensity and geographical spread.  Let’s take heed:-

  • A GREAT EARTHQUAKE,  SUCH AS WAS NOT SINCE MEN WERE UPON THE EARTH..

In all of human history, men have never witnessed or recorded such a powerful earthquake. Will it exceeed magnitude  20 on the Ricthter Scale?   No one knows.  We only know from revelation. Again we can choose to believe or not.

  • SO MIGHTY AN EARTHQUAKE, AND SO GREAT   (“Mega Seismos” in Greek language)

It is not only mighty, but SO mighty ;  it is not only great but SO great.. The word “SO” is mentioned twice for emphasis.  A divine warning. Take double heed, then.

  • THE CITIES OF THE NATIONS FELL.

All Tall Tall Buildings located within or near to earthquake belts will fall down – Highrise Condos or Offices alike will fell like tent pins. Most vulnerable will be Tokyo, Taipei, Jakarta, Christchurch,  Los Angeles, San Francisco, all Countries encircled by the pacific-ring-of-fire— including Singapore?  Possible?

  • AND EVERY ISLAND FLED AWAY.

Two  possible  scenarios:- i) The powerful waves triggered by this Once In Human History Occurance  will push every island into the Earth’s Land Mass; Madagasca pushed to join Africa, Sri Lanka pushed to join India, and Singapore pushed to join West Malaysia? ii) Every Island will be submerged by the towering waves. ” Let the sea roar, and the fulness thereof ; the world, and they that dwell therein.(Psalm 98:7)

  • AND THE MOUNTAINS WERE NOT FOUND..

This End Time Earthquake will cause  great geological changes. Mountains will be flattened. There  will also be landslide and rock falls.

There will be a great stampede into safe countries. Prices of land near Ocean Front (Ocean Front? Harbour Front? Harbour Waves (TSUNAMI? sound familiar?) and Highlands will crash.

Properties away from Earhquake zone will then be in THE GREATEST DEMAND. The wise men build his house upon the rock – on solid sheltered safe region, while the foolish men build his house on shifting sand – yes, shift by earthquake and tsunami.
