THE PROLIFERATION OF PROPERTY ADVERTS IN OUR NEWSPAPERS INDICATE CONTRASTING DEMANDS.

When Real Estate Companies from Australia, London, The USA, Canada, Dubai and Others come to Our Land to advertise their Properties For Sale here. It means only one thing. There is  a Falling Demand or lack of purchasing power in their respective Countries.  Same goes   for Properties In Iskandar.  Hot properties are Amost Always Sold Out – snapped up quickly by the local people.

Singaporeans and Foreigners  don’t get to hear about it. Sometimes even local born people are unaware of it. Not until they drive pass Developer Offices and see the huge crowd of people. Recently, in Taman Daya buyers  queued for 6 days and 6 nights to buy single storey houses 24 x 80 feet for rm283k. It was ALL SOLD OUT at soft launch on the same day!

Tomorrow will be MAPEX JOHOR 24th – 26th May 2013. Over 30 Developers will be Offering A Vast Variety of Properties in 50 Housing Developments.  Pelangi Berhad will not be there. Why?

Their properties are so well located and priced so reasonably they are ALL SOLD OUT! Especially the Shophouses (non-bumi) in Taman Perling & Taman Rinting were all sold out. The local people know they are VALUE FOR MONEY. No need to sell in MAPEX. Also no need to advertise in Singapore newspapers. You see – Demand far  outstrip Supply!

That’s why it is Very Important to Get Information.  THE FLOW OF INFORMATION PRECEDES THE FLOW OF WEALTH!

Developers, Property Sales Staff, Bankers (Property Developers Need to Borrow Money, too) are the FIRST  TO KNOW. Know the next Property Launch, Know The Best (Better) Units with Potential on offer. The cream of the Very Best will often be taken up long  before actual  property  launch.

From the infomation we already gathered, there will be a price increase of up to 25% in tomorrow’s MAPEX Sales. Even after the price increase we believe prices are still very cheap in Iskandar  – compared to Singapore’s.

See the Delvery Orders. First the best properties are reserved for the Developers and Sales Staff. Followed by soft launch to the neighbourhood.  Then the Rest are promoted to the local people by Newspaper adverts, handbills, flyers distributed from house to house, by roadside billboards and even by radio and t.v.

After all else failed, sell overseas. Where? Singapore, of course! Where millionaires live and quite a number of gullible people too, you know?
